Former Kebun Baru Primary School in Ang Mo Kio to be turned into high-rise housing

The former Kebun baru Primary School site in Ang Mo Kio could be the new home of high-rise developments if a proposed change to the Urban Redevelopment Authority’s (URA’s) masterplan is given the green light.

URA published its proposed amendments on January 19, and said that they were intended to allow for future high-density housing developments.

The former Kebun Baru Elementary site is situated 1km from Mayflower Station on Thomson-East Coast Line. The area measures 1.82ha, which is equivalent to 2 1/2 football pitches.

The proposed modifications include rezoned the educational institution, open space site and road for residential and roadway use.

Kebun Baru Primary, established in 1985, occupied the site before it merged into Ang Mo Kio Primary on January 2, 2002. The merged schools moved to 20 Ang Mo Kio Avenue 3 on May 22, 2002.

The site of the former Kebun Baru Primary School was then used as a holding location for several schools that were being upgraded, such as the primary school section of CHIJ St Nicholas Girls’ School from 2010 to 2013, Anderson Primary from 2014 to 2015 as well as Mayflower Primary and the MOE Kindergarten@Mayflower from 2019 to 2022.

The site is close to schools and Mayflower MRT, according to property analysts.

Ms Sun explained that there are both private and public housing options in the area. The site can produce 750 condominiums or 500 to 600 HDB flats.

If HDB builds a project on the site it will be categorized under plus flat model, as the Mayflower MRT Station is located within walking distance. Plus flats are located in more desirable locations near MRT station and town centres.

The Ang Mo Kio land is not alone in being earmarked as a housing site. The site of the former Guangyang School in Bishan St 12 has also been proposed for rezoning in December 2023.

Guangyang Primary was established in 1918 and merged into Townsville Primary. It moved to the Townsville Primary Site in Ang Mo Kio Avenue 10 on January 20, 2023.
